Why Most Property Brands Look the Same

Walk around any new build-to-rent scheme, PBSA development, co-living operator or residential launch, and you'll start noticing the same thing.

The websites look similar. The brochures look similar. The logos feel interchangeable. The colour palettes all sit somewhere between navy, beige and sage green. Every development promises "community", "wellness", "exceptional amenities" and "a lifestyle unlike any other."

The problem is, if everybody is saying the same thing, nobody actually sounds different.

And that's becoming one of the biggest commercial challenges facing the property sector.

Because when developments begin to look, sound and feel interchangeable, buyers, residents and investors naturally start comparing the things that are easiest to measure instead. Price. Incentives. Location. Specification. Rent.

That's where property brands quietly lose their competitive advantage.

The irony is that most property brands don't actually have a design problem. They have a positioning problem. They've become so focused on marketing buildings that they've forgotten they're ultimately marketing how people want to feel.

Property Marketing Has Become Obsessed With Features

For years, property marketing has followed a familiar formula.

Lead with the location. Talk about the amenities. Mention the specification. List the transport links. Show the gym, the rooftop terrace and the co-working space before finishing with a handful of lifestyle images that could have been taken in almost any city in the country.

None of those things are unimportant.

The problem is they're no longer distinctive.

In many sectors of property, particularly Build-to-Rent, PBSA and co-living, competitors often offer remarkably similar facilities. When everyone has a gym, resident events, communal lounges and flexible workspaces, those features stop becoming differentiators and simply become expectations.

As CBRE argues, branding in the built environment shouldn't be treated as a marketing afterthought but as an extension of the property's overall strategy, shaping how people perceive and remember a place long before they visit it. https://www.cbre.com/insights/articles/why-property-brands-matter

Features might get somebody through the door.

Brand is what gives them a reason to choose you over the development next door.

People Don't Buy Apartments. They Buy Identity.

Property has always been an emotional purchase.

Whether somebody is buying a home, choosing where to rent or deciding where to spend the next three years at university, they're rarely making that decision on square footage alone.

They're buying into a version of their future.

They're imagining weekend routines, friendships, neighbourhoods, morning coffee runs, evenings on the rooftop and the kind of lifestyle that space represents.

Research into the psychology of real estate branding highlights that emotional connection, trust and identity increasingly influence property decisions because people aren't simply evaluating buildings — they're evaluating how those places make them feel about themselves and the life they want to live. https://www.quo-global.com/the-psychology-of-real-estate/

That's why the strongest property brands don't just describe buildings.

They create belief.

They help people picture themselves living there before they've even booked a viewing.

Community Has Become More Valuable Than Amenities

One of the biggest shifts in residential property over the last decade has been the growing importance of community.

The best operators aren't simply providing accommodation anymore. They're creating environments where people can connect, build relationships and feel like they belong.

That doesn't happen because you've installed another residents' lounge.

It happens because the brand has been built around a clear emotional idea that carries through every touchpoint, from the name and identity to the social content, resident experience and community programming.

McKinsey has highlighted this evolution within residential real estate, arguing that successful operators are increasingly building brands around the resident experience rather than simply marketing physical assets. Community, service and experience have become central commercial differentiators as the sector matures. https://www.mckinsey.com/~/media/mckinsey/email/rethink/2024/08/2024-08-07f.html

That's a fundamental shift.

Property brands are no longer competing purely on what they build.

They're competing on what it feels like to belong there.

Target audience and positioning

Most Property Brands Are Positioning Themselves the Same Way

This is where the industry often falls into the trap of imitation.

One successful operator talks about community.

Everyone else starts talking about community.

One developer introduces wellness messaging.

Soon every brochure mentions wellness.

Someone creates a modern minimalist identity with soft neutral colours and suddenly half the market follows exactly the same visual direction.

Eventually everything begins blending together.

Research from the Ehrenberg-Bass Institute has consistently demonstrated that distinctive brand assets and mental availability play a critical role in helping brands grow. The easier a brand is to recognise and remember, the easier it becomes for buyers to think of that brand in buying situations. https://marketingscience.info/

That principle applies just as much to property as it does to consumer brands.

If your development could swap logos with three competitors and nobody would notice, you don't have a visibility problem.

You have a distinctiveness problem.

The Brands That Stand Out Start With Strategy

We've seen this first-hand across our own branding projects.

When we developed the brand for FOUND, the objective wasn't simply to create another property identity. It was about building a neighbourhood brand that reflected Red Bank's independent culture and gave residents something they genuinely wanted to belong to.

With UNA, the challenge was creating a residential brand that felt fresh, confident and different in a market full of generic luxury messaging.

For Renoa Living, the focus was building an identity that felt aspirational and emotionally engaging, rather than relying solely on premium specifications to do the talking.

And through our work on CS Beech Holdings / Paragon, we helped develop a brand that gave the development its own position in the market instead of becoming just another polished property brochure.

Different audiences.

Different developments.

Different visual identities.

But exactly the same principle.

The strategy came first.

The branding simply made that strategy visible.

Branding isn't about creating the nicest logo in the sector.

It's about creating a reason for people to choose you before they even start comparing floorplans, rent or amenities.

That's where real commercial value comes from.

Stop Marketing Buildings. Start Building Brands.

The property sector doesn't need more developments talking about premium finishes, rooftop terraces and excellent transport links.

It needs more brands with an actual point of view.

Brands that understand who they're for.

Brands that create emotional distinction rather than visual similarity.

Brands that give people a reason to choose them beyond price or postcode.

Because at the end of the day, people rarely remember a specification sheet.

They remember how a place made them feel.

And in a market where developments are becoming more physically similar every year, that emotional difference is often the thing that creates the greatest commercial advantage.

At co&co, we help property brands uncover what makes them different and build brands people actually remember.

From brand strategy and branding to organic social, placemaking and experiential marketing, we create brands with a clear point of view, not just a polished look.
