Time for some context.
Property is our bread and butter.
With over two decades combined experience, we’ve helped some of the UK's biggest developers, operators, agents and real estate businesses stand out in an increasingly competitive market. But with the UK property sector facing ongoing viability challenges, we started asking ourselves a simple question: where else could we take what we know and make an impact?
The answer was Ireland.
Whilst many of the challenges are similar, particularly around housing supply and demand, the market has more momentum. Developments are still progressing, operators are still launching schemes, and businesses continue to invest in the sector. More importantly for us, we saw a real opportunity to bring a different approach into a market where very few agencies were doing what we do.
So rather than waiting for opportunities to come knocking, we decided to introduce ourselves.
What we wanted to achieve.
Launching into a completely new market meant starting from scratch. We knew we had the experience and track record to back ourselves, but we also knew that nobody in Ireland knew who we were.
Our objective wasn't simply to book meetings. We wanted to build awareness, establish credibility and give people a reason to remember us. If we were going to ask businesses to trust us with bold marketing, we needed to demonstrate exactly what that looked like from the very first interaction.
Getting the project off the ground.
The campaign started with one simple idea: what if every person we wanted to speak to had a direct line to co&co?
That thinking led us to the Nokia 3310. An icon that represents everything we wanted our agency to stand for: reliable, memorable, trustworthy and built to last.
From there, every part of the campaign was carefully considered. We identified the businesses we wanted to work with, and went as far as researching the specific individuals each box would be sent to, making every delivery as personal as possible. We also took the time to understand the Irish market, the language the industry used, and how we could tailor every touchpoint to feel relevant.
Perhaps the best part? From the initial idea to shipping, the whole project took just three weeks, and cost less than many businesses would spend on a paid social campaign.
What we delivered.
We created twenty fully personalised ‘New agency starter packs’, made up of:
A branded Nokia 3310 - loaded with credit, our phone number and Snake (obviously)
A personalised welcome message loaded onto the phone with the company's name
A personalised text waiting for the recipient when they switched the phone on
Every phone was packaged up in a branded phone box
A 'New agency set-up guide' packed with our credentials and case studies
A personalised calling card with a QR code to book a meeting
A pair of our famous co&co socks
Every element of the campaign was created in-house. From developing the concept and writing the copy to designing the assets, sourcing the phones and SIM cards, assembling every box and managing fulfilment, it became a true team effort and a brilliant example of the kind of joined-up thinking we deliver for our clients every day.
What happened after the campaign.
Sending the boxes was never the end of the campaign; it was only the beginning.
We followed up by sending a text message to every recipient, LinkedIn outreach and direct follow-up emails, helping turn awareness into conversations. The campaign secured meetings with several of the businesses we'd targeted and, when one of the boxes failed to arrive, we jumped on a plane and hand-delivered it ourselves in Dublin rather than leaving it to chance… No, really.
Even then, we didn't stop. We wanted every interaction to feel personal, so instead of turning up with standard merchandise, we designed bespoke GAA-inspired co&co jerseys to gift during meetings. It was another opportunity to tailor the campaign to the market and prove that every touchpoint matters.
The campaign did exactly what we'd hoped. It opened doors, started conversations and, most importantly, proved that the marketing philosophy we sell to clients is exactly the one we're prepared to invest in ourselves.
